Determining how much you pay depends on how your property is held (fideicomiso, corporation, outright); your residency and tax identification status and whether or not you have made improvements to the property and have documentation to prove it. We recommend that you use the services of a knowledgeable real estate agent, lawyer and accountant to help with these issues.

If you are thinking of selling your property in Mexico, it is a good idea to have all your personal and property documents up-to-date in preparation for the sale. Ensure that you have paid the taxes and utility bills and have updated copies of the municipal documentation and copies of all the receipts. If you have facturas for any improvements on the property, have them available and copied. You will be required to present your identification whether this is your passport, residency card or Mexican voter’s identification. Also, if you are married, it’s a good idea to have an official copy of your marriage certificate in case it is required during the process.
